What Is an EC?
An Encumbrance Certificate (called Villangam in Tamil) is a legal document showing all registered transactions on a property for a given period — loans, mortgages, sales, gifts. A clean EC means the property is legally safe to buy.

Select your Zone, District, Sub-Registrar Office. Enter the Survey Number and Subdivision. Set the date range — use at least 15 years back, ideally 30 years.

Nil EC — No Entries
Property has no registered loans, disputes, or transfers in the period searched. Safest possible outcome.
Chain of ownership is clear
Each sale leads logically to the next. Seller in deed matches buyer in previous deed. No gaps in ownership chain.
Mortgage discharged (satisfied)
A previous home loan shows but is marked "discharged" or "satisfied" — seller paid it off. Safe to proceed.

Active mortgage / hypothecation
Seller has an outstanding home loan on this property. They must clear it before selling, or the bank must issue a NOC. Do not proceed without NOC.

Gaps in ownership chain
Seller in current deed does not match buyer in previous deed. Could be name mismatch (check with seller) or a missing deed — get legal advice.
🚫
Court attachment / lis pendens
Property is under court order or litigation. Do NOT proceed until fully resolved. This is a red flag requiring legal opinion.

What RERA Tells You
RERA registration is the first thing to check before booking any flat, villa, or plotted layout in Tamil Nadu. An unregistered project cannot legally sell to you.

Builder is allowed to advertise and sell. Registration number is genuine.
Completion date committed
RERA shows the committed handover date. Delays beyond this give you legal remedy.
